Property Manager
Gloucestershire
Location: Gloucester
Contract: Permanent, Full-Time
Salary: £28,000 £30,000 per annum
Our client is seeking an experienced and motivated Property Manager to join a well-established lettings and estate agency in Gloucester. This is an excellent opportunity to take ownership of a diverse portfolio of residential properties, ensuring efficient management and delivering exceptional service to both landlords and tenants.
Key Responsibilities
- Manage a portfolio of residential properties, maintaining high standards across all aspects of property care.
- Conduct routine inspections and address maintenance issues promptly.
- Act as the primary point of contact for tenants, handling enquiries and resolving disputes professionally.
- Oversee the full tenancy lifecycle, including check-ins, check-outs, and accurate documentation.
- Coordinate and supervise repairs, liaising with contractors to ensure quality and timely completion.
- Ensure compliance with housing legislation, health and safety requirements, and internal policies.
- Prepare detailed inventories using modern software tools.
- Administer rent collection, monitor arrears, and ensure timely payments.
- Maintain accurate property records and assist with financial reporting.
Candidate Requirements
- Proven experience in residential property management.
- Strong knowledge of relevant legislation and industry best practice.
- Excellent communication skills with the ability to build strong relationships.
- Competent in property management systems; experience with inventories and tenancy administration is desirable.
- Highly organised and able to manage multiple priorities independently.
- Proactive problem solver with a calm and professional approach.
- Full UK driving licence required.
