PART-TIME LETTINGS & LANDLORD ACQUISITION MANAGER

Location: Remote / Work From Home
Working Hours: Monday–Friday, 10:00am–2:00pm
Bonus Structure: £350 bonus for every additional signed management client acquired
Travel Required: Yes – property viewings, inspections, and local appointments required throughout Gloucester and surrounding areas.

We are a growing specialist HMO lettings and property management company focused on high-quality accommodation for students and young professionals throughout Gloucester.
We operate very differently from traditional lettings agencies. Our focus is on high-standard shared accommodation, premium presentation, strong communication, excellent tenant experience, and proactive management standards.
Our properties are modern, professionally managed, well-maintained, and designed to attract quality tenants and long-term landlord relationships.
We are now looking for a highly organised, commercially minded, and proactive individual to play a central role in both the day-to-day operations and long-term growth of the business.
This is not simply a traditional lettings negotiator role. This position is closer to a junior-to-mid-level growth and operations management role within a boutique HMO management company.
The successful candidate will play a key role in:
• Maintaining high occupancy levels
• Supporting landlord relationships
• Coordinating lettings operations
• Driving new landlord acquisition
• Supporting portfolio growth and brand visibility
Role Overview
This role will consist approximately of:
• 50% lettings operations, tenancy coordination, compliance, and reporting
• 50% portfolio growth, landlord acquisition, tenant acquisition, and marketing
As the business grows, the successful candidate will have the opportunity to grow alongside the company and take increasing ownership over operations and portfolio expansion.
Bonus Structure
This role includes a £350 bonus for every additional signed management client brought into the business.
For example:
• 20 additional management clients per year would generate £7,000 in additional bonuses on top of the base hourly pay.
This role is therefore highly suited to somebody who is commercially motivated, proactive, and excited by helping grow a premium property business.
Key Responsibilities
Lettings Operations & Portfolio Management
• Engage with prospective tenants to understand their requirements and provide suitable property options
• Conduct property viewings professionally and confidently
• Carry out property inspections and ensure high presentation standards are maintained
• Answer tenant queries and highlight key property features
• Liaise with landlords, tenants, contractors, and colleagues efficiently and professionally
• Coordinate offers, tenancy progression, move-ins, and follow-up communications
• Prepare contracts, tenancy paperwork, and maintain accurate records
• Keep systems, compliance records, accreditations, and property documentation fully up to date
• Ensure company procedures and compliance standards are consistently maintained
• Assist with tenant communications and issue resolution
• Maintain our custom performance reporting systems and prepare monthly landlord reports
• Help maintain strong occupancy levels across the portfolio
Landlord Acquisition & Business Growth
• Drive new landlord acquisition and management opportunities
• Follow up professionally with landlord enquiries and prospective clients
• Promote available properties and the business through online platforms, social media, and local marketing initiatives
• Monitor competitor listings, local market activity, and rental trends
• Support the ongoing growth and visibility of the business within the Gloucester market
• Help identify opportunities to improve occupancy performance, marketing effectiveness, and landlord experience
Requirements
The ideal candidate must:
• Be highly organised and detail-oriented
• Be proactive and capable of working independently without constant supervision
• Be commercially minded and growth-focused
• Be confident communicating with landlords, tenants, and prospective clients
• Have excellent communication and relationship-building skills
• Be reliable, professional, and solution-oriented
• Be comfortable using online systems, spreadsheets, email, and social media platforms
• Hold a full UK driving licence and have access to a vehicle
• Be willing to travel locally for viewings, inspections, and appointments
Preferred Experience
• Previous experience in lettings, estate agency, property management, sales, customer service, or business development is preferred
• Experience within the HMO or rental sector is advantageous but not essential for the right individual
• Experience generating leads, managing client relationships, or supporting business growth is highly beneficial
